When is Rent Due?
Rent is due on the 1st of the month and is considered late after the 5th. Starting from the 6th, a 10% late fee will be charged based on the amount owed. If you're a new move-in, your second-month pro-rated rent is due 30 days from your move-in date.
Can I pay online?
You can conveniently make an online payment by logging into your Tenant Portal. The most affordable option is E-Check. However, if you choose to pay with a credit or debit card, please note that there is a processing fee. Please note that if a payment you made on time comes back as returned you will have a $35.00 NSF fee as well as a late fee if after the 5th of the month added.
What if I want to move out but another person on the lease intends to stay?
If you wish to move out while another tenant on the lease wants to remain, the tenant staying must demonstrate their financial ability to afford the home. The tenant who is leaving will be responsible for paying one additional month's rent at the end of the lease term.
What Happens if my Payment Returns?
In the event that your payment is returned for any reason, you will be responsible for the rent amount, plus a late fee (10% of the monthly rent), and a $35 NSF fee. Late rent and fees must be paid using a cashier's check or money order. Furthermore, all future payments must be made using certified funds.
Can I use my deposit to pay rent?
No, the security deposit is held until move-out. If you choose not to pay your rent while moving out, you will be subject to court filing.
What happens if I cannot pay my rent on time?
If you anticipate being unable to pay your rent on time, we strongly recommend contacting our office as soon as possible. Late payment consequences are as follows:
Late fee charge and receipt of a late notice.
If the rent remains unpaid, you will receive a 3-Day Notice, requiring payment within three days or the initiation of eviction proceedings. If the rent remains unpaid three days after the 3-Day Notice, court filing may occur.
