Maintenance


As outlined in the lease agreement, tenants are responsible for certain maintenance tasks. Additionally, tenants are liable for repairs resulting from neglect, misuse, or damage.

Tenant responsibilities include, but are not limited to:
  • Unclogging toilets and drains.
  • Changing light bulbs.
  • Changing furnace and AC filters (recommended once per month to avoid charges).
  • Resetting breakers and GFI switches.
  • Replacing batteries in smoke detectors (batteries can be obtained from the office).
  • Removing weeds, watering plants and trees, and performing yard maintenance.
  • Ensuring garage door sensors are aligned.
  • Pest control.
  • Please note that if we are called to address these issues, it may result in a charge on your account.

Emergencies and Non-Emergencies
Emergencies are rare occurrences.
The following situations are considered emergencies:
  • No heat/air during extreme heat or cold.
  • Gas and water leaks (Report directly to utility companies and then contact us)
  • Fire - Call 911 first, then contact us

​For requests during non-business hours, please place a work order through the portal, and we will address it accordingly. If you cannot access your portal, please email [email protected]

The following situations are NOT considered emergencies:
  • No hot water
  • Broken appliance
  • Leaking toilet*
​*Turn off the water to the leaking toilet.

Submitting a Work Order:
To request maintenance or repairs, please submit a work order through the Tenant Portal. This ensures that your request is properly recorded and addressed. It is important to submit it as soon as you notice it is a problem.

Good to know information when experiencing a drain clog:
  • The only items that need to go down drains are waste, water and single ply toilet paper.
  • If we are called out due to clogged drain, the tenant will be charged for any materials and labor involved. This includes tub drains that may drain slow due to hair.
  • If you have a slow draining bathroom sink or tub a good tool to use is a zip it for pulling hair out of the drain.
  • We recommend a plunger for clogged toilets. Keep in mind paper towels, feminine products, facial tissues and any kind of wipes are not flushable and will clog a toilet and if you have a septic tank can cost you hundreds of dollars to repair.
  • If more than one drain has clogs or backups you may have septic tank issues, please place a work order and we will let you know accordingly.
